I am looking for a qualified architect with an inclination towards modern architecture to assist in developing an original design for a mid-sized, three-story home.

About the plot:
The plot is 10 meter wide and 20 meters long. The roadside facing is the 10 meters. All three sides have other built up plots which means we have to manage a way of providing natural lighting while keeping in mind the walls from the neighbors.

Key design consideration:
- Maximize natural light throughout the house
- 6 bedrooms in total
- DSQ
- 2 sitting rooms - one main one on the ground floor and family room on the 1st or second floor depending on the design
- all rooms to be en-suite
- On the ground floor to only consist of the following: En-suite Guest Bedroom, main sitting room, cloak room and kitchen.
- Master bedroom to be on the 1st floor
- Kitchen should be independent . I DO NOT want open plan kitchen - I want clear privacy for the kitchen users.
- the roof to be for hanging clothes, washing machines to and on the other side to be open terrace.
- Allow at least one car to be able to park inside the compound

Requirements:
- Knowledgeable in designing modern architecture
- Have previous experience with designs focusing on optimizing natural light
- Ability to incorporate all necessary aspects of a multi-story residential building
- Must provide drawings, projections and a comprehensive layout
- In Kenya, every house utilises underground water tank plus a 1 or two more water tanks on the roof. There is pressure pump that pushes water in the underground water tank to the roof tanks which then distributes to the rest of the house by utilising gravity. Your design should take that into considerations unless you have a better idea on how to distribute water to the house as the main water line coming to the house does NOT have enough PRESSURE to provide directly from the water company.

DELIVERABLES:
- 2D and 3D RENDERING INCLUDING A WALK THROUGH IS A MUST.
- design must including M&E design
- All RAW files
- high quality PDF files of the final product.

Ideal Skills:
- Expertise in architectural design
- Proficiency in design software
- Previous experience in similar projects
- Strong understanding of light and space optimization in modern architecture

Good day! I have a couple of questions to ask you:
Do you plan to leave spaces for cars? How many?
Does the land have any restrictions by regulations?
a) Percentage of non-built surface on the ground floor? (free surface)
b) Frontal withdrawal? c) Lateral withdrawals?
d) Limitation of the maximum buildable height.
On the other hand, I would like to know with what construction system you plan to carry out the project (traditional with independent concrete structure, ceramic brick enclosures, concrete blocks?)
